GAINESVILLE, Texas — A construction wave unlike anything Cooke County has seen in recent memory is reshaping Gainesville's housing landscape, with more than 1,600 new homes and apartments either recently opened or on the way.
Three major projects are driving the growth: NorthPark Apartments on North Grand Avenue, Rock Creek Apartments on the east side, and Liberty Pointe, a master-planned single-family community off Helena Street. Together they represent a significant shift in the city's housing supply — and a strong signal that developers see Gainesville's workforce growth as real.
NorthPark Apartments — Open now
The most recent addition to Gainesville's multifamily market is NorthPark Apartment Homes at 2512 N. Grand Ave. The 222-unit complex received certificates of occupancy in May 2026 and is now leasing.
Developed by GVD and designed by Cross Architects, the community includes one three-story corridor building and seven three-story garden-style buildings. Amenities include a resort pool, fitness center, WiFi café, and in-unit laundry. Rents start at $1,349 per month.
Rock Creek Apartments — Opening August 2026
The largest project in the pipeline is Rock Creek Apartments at 3551 E. Broadway St. Developer Summa Terra Ventures and builder Elite Construction broke ground in July 2024 on the 754-unit complex, which spans 27 acres across 18 buildings. The $27 million project is on track to deliver in August 2026.
Rock Creek's amenity package includes a pool and spa, pickleball and basketball courts, and outdoor BBQ areas. Unit sizes range from 629-square-foot studios to 1,215-square-foot three-bedrooms.
The project's location on East Broadway puts it roughly 13 miles from WinStar World Casino, one of the region's largest single-site employers — a proximity the developer cited when planning the project.
Liberty Pointe — Phase 2 under way
On the eastern edge of the city, Riverside Homebuilders is building out Liberty Pointe, a 232-acre master-planned community at 3400 Helena St. The development is planned for more than 900 single-family homes at full buildout.
Phase 1 opened in March 2024 with 104 platted lots. Phase 2 is now under way, and the project's amenity center — which will include a community pool, clubhouse, and playground — is part of the current phase. A walking trail is also planned to connect Liberty Pointe to the city's Hometown Hero Walking Trail.
New homes are priced from $319,900 to $429,900. USDA financing, which requires no down payment for qualified buyers, is available in the community.
What it means for Gainesville
Gainesville's population is estimated near 17,000. Adding more than 1,600 housing units over a two-to-three-year window is a material increase in supply for a city this size.
The growth aligns with broader industrial activity along the I-35 corridor: Safran Seats employs hundreds at its North Grand Avenue facility, Rock Creek's scale anticipates continued workforce demand, and the Gainesville EDC has been actively marketing Camp Howze Industrial Rail Park to prospective employers.
Existing multifamily options in the city also include Bella Vista Apartments at 1000 Bella Vista Dr., a 144-unit income-qualified community with one-, two-, and three-bedroom floor plans.
